Tile roofing is what we do most in Anthem. The community's tile stock is in good shape — concrete tile in Arizona will outlast the house. The component that fails is the underlayment underneath. Most Anthem reroofs are underlayment failures, not tile failures.

Concrete and clay tile, by the Anthem subdivision

Country Club, Parkside, and Anthem Hillside skew toward concrete s-tile and flat-tile profiles in the warm earth tones approved by the original builder. Sun City Festival has its own approved palette. Mesquite and Palo Verde Estates carry a mix. We work from each subdivision's approved-tile list when a partial replacement is needed; for full reroofs we'll typically reuse 70–85% of the existing field tile and source matching replacements for the remainder.

The underlayment is the job

Under most Anthem tile is standard 30-pound felt installed during the original 2000–2008 build window. In our climate, 30-pound felt has a useful life of roughly 18–22 years. The community is hitting that wall right now.

On a properly specified tile reinstall, we replace the underlayment with a synthetic high-temperature membrane rated for our roof temperatures and our UV load. Properly installed, that system carries 25–35 years before the next reroof — not the 18–22 the original felt gave you.
